Global Logistics Leader GXO Selects Fort Lauderdale for New Regional Office
GXO Logistics is the world’s largest pure-play contract logistics provider, specializing in managing complex supply chains for major companies. The logistics giant announced that GXO will be opening a 35,000-square-foot corporate regional office in Fort Lauderdale that will be located in T3 FAT Village.
The company operates across 27 countries and has approximately 150,000 employees. GXO serves some of the world’s largest businesses, including 30% of Fortune 500 companies, and has supported recognizable consumer brands including Peloton. The Fort Lauderdale location will support GXO’s operations across the Americas and Asia Pacific.
“Broward County is home to a multi-billion global logistics industry where GXO will benefit from our established infrastructure, exceptional talent pool, pro-business climate, and geographic proximity to international markets and Latin America,” said Bob Swindell, President and CEO of the Greater Fort Lauderdale Alliance, which assisted GXO with its expansion to Fort Lauderdale.
“GXO’s new regional headquarters at T3 Fat Village is a testament to the location’s incredible appeal and further distinguishes Fort Lauderdale as a premier destination for high-value targeted industries and the high-value jobs they create.”
Behind the Logistics Giant Is an Increasingly Tech-Driven Business
The company’s arrival represents more than another corporate office lease in Broward County. GXO is fundamentally a tech-enabled global company that intersects logistics, technology, and automation and is moving into downtown Fort Lauderdale.
GXO's choice to expand operations in the City of Fort Lauderdale brings additional recognition to Broward's growing tech ecosystem. GXO’s lease is one of the largest signed by a corporate tenant new to South Florida since 2023.
GXO's competitive advantage is driven by AI, intelligent automation, robotics, machine learning, and data-driven processes.Rather than simply the physical movements of goods and storage, GXO takes pride in the technological aspect of its business, which will also have an impact on South Florida's tech and innovation community.
Why Broward County Is Emerging as a Global Logistics Hub
GXO choosing Fort Lauderdale for its new regional office brings additional recognition to Broward County’s ongoing business boom. The county already supports a multibillion-dollar global logistics industry, giving GXO access to an established ecosystem rather than one still being built.
Geography and infrastructure are significant advantages. The proximity of Port Everglades and Fort Lauderdale-Hollywood International Airport has helped make distribution, trade, and logistics important components of Broward County’s economy. Interstate 95, Interstate 75, and Florida’s Turnpike further connect the region to major markets throughout Florida and beyond.
The Florida East Coast Railway corridor and regional passenger systems including Tri-Rail and Brightline add another layer of connectivity. Together, the seaport, international airport, rail infrastructure, and highway network create a transportation ecosystem capable of supporting companies operating on a national and global scale.
But infrastructure alone does not explain GXO's decision.
The company's move also resulted from an active corporate recruitment effort. The Greater Fort Lauderdale Alliance, City of Fort Lauderdale, Broward County Office of Economic and Small Business Development, and Blanca Commercial Real Estate worked together to support GXO's expansion and secure the Fort Lauderdale location.
“We are pleased to welcome GXO to Broward County. T3 FAT Village is a transformational mixed-use and Class AA office space location - the first of its kind in Florida - that is positioned to draw top companies and talented professionals from across industries, fueling continued economic growth and job creation in Broward County,” said Mark Bogen, Mayor of Broward County. “Results like these come from sustained recruiting and follow-through by Broward County partners and leaders who keep driving meaningful investments in our region.”
That combination of infrastructure, corporate recruitment, workforce development, and quality of place is becoming increasingly important as Broward competes for companies and talent.
Downtown Fort Lauderdale has also changed considerably, with new residential developments, mixed-use projects, restaurants, entertainment, and office space creating an environment where employees can increasingly live, work, and socialize within the same urban core. For companies evaluating where to establish or expand operations, those quality-of-life factors can play an important role in attracting and retaining talent.
GXO’s decision therefore represents more than another office lease. It demonstrates how Broward County’s traditional strengths in logistics and international connectivity are increasingly intersecting with corporate recruitment, technology, talent, and urban development.
T3 FAT Village Brings Timber, Transit and Technology
GXO’s decision to locate at T3 FAT Village fits Broward’s broader “flight to quality” in office real estate. With major companies like GXO increasingly drawn to newer properties offering amenities, accessibility, and proximity to residential and entertainment options, T3 FAT Village was an ideal fit.
T3 provides a new Class AA office space with a walkable, mixed-use environment that combines offices with residential units, restaurants, retail, and public spaces.
Rather than placing its corporate regional operations in a traditional industrial park, GXO choosing this new urban space provides proof of concept for the idea. Alongside GXO, CBI Workplace Solutions also announced opening an office in the Fat Village complex. The GXO and CBI Workplace Solutions announcements illustrate how corporate recruitment and talent development are increasing in Broward County.
T3 Fat Village and Downtown Fort Lauderdale’s innovative expansion are tied to economic development and recruitment. Companies want to be able to move or create businesses where their employees can thrive, and their businesses can have access to the amenities of large logistics connections and a strong economy.
The investments of governments and municipalities throughout the region, coupled with developers like Related Ross and corporate real estate firm advancements, such as Driftwood Capital and GXO are proving that South Florida continues to be on the right track.
Fort Lauderdale's Growing Corporate and Technology Economy
GXO’s regional office is another significant win for South Florida, but its decision to choose Broward County is also indicative of how business growth across the region is becoming increasingly distributed. Miami-Dade and Palm Beach counties are not the only areas attracting major employers and investment. Broward County is playing an increasingly important role in South Florida’s expanding corporate and technology economy.
GXO’s arrival brings together several trends already reshaping Broward County: global corporate investment, AI and automation, economic diversification, an established logistics and supply-chain industry, and continued investment in the places where companies and their employees want to be.
The significance of the move, then, extends beyond one company or one office lease. GXO adds another global name to Fort Lauderdale's corporate landscape while demonstrating what can happen when infrastructure, talent, economic development and private investment converge.
“T3 FAT Village reinforces Fort Lauderdale's position as a destination for businesses, investment and talent,” said Mayor Dean Trantalis. “GXO’s decision to establish a presence here speaks to the strength of our economy and the confidence companies have in Fort Lauderdale’s future. We are building a city where businesses want to invest, people want to build their careers, and new opportunities continue to take shape.”
