Related Ross Expands Palm Beach County Footprint With Village Landing Acquisition
Related Ross is pushing farther west in Palm Beach County with the acquisition of land for Village Landing, a major mixed-use development planned for Wellington that could reshape one of the western communities’ most prominent commercial corridors.
The West Palm Beach-based real estate firm recently announced that it had closed on the land for Village Landing, a 71-acre development planned at Stribling Way and State Road 7. The closing clears the way for the project to move toward construction, with groundbreaking targeted for fall 2026.
The transaction required navigating a complex legal and financial structure, according to Shutts & Bowen LLP, which represented Related Ross in connection with the closing. “Our team was proud to assist Related Ross in navigating the complex legal and financial structures required to bring this transaction to a successful closing,” said Adam Bregman, Partner in the West Palm Beach office of Shutts & Bowen LLP. “This multi-faceted development represents a major step forward for Wellington, blending critical retail, hospitality and residential uses that will serve the community’s evolving needs for years to come.”
While earlier versions of Village Landing contemplated residential development, the project's current plans emphasize commercial uses, including retail, restaurants, offices and hospitality, with residential potentially returning in a future phase.
Village Landing is envisioned as a walkable town center combining shopping, dining, hospitality, offices and public gathering spaces, bringing a style of development more commonly associated with urban downtown districts to the western portion of Palm Beach County.
Plans call for approximately 220,000 square feet of retail, more than 100,000 square feet of restaurant space, 90,000 square feet of offices and a 180-room hotel. More than 80 shops are planned across the development, along with six interconnected plazas and green spaces, a central village square and lakefront boardwalk.
The project represents one of the most significant new commercial developments planned for Wellington in years.
A New Commercial Center for Wellington
Located near The Mall at Wellington Green, Village Landing will add a substantial concentration of restaurants, retail and hospitality along the State Road 7 corridor.
For Related Ross, the vision extends beyond adding new commercial space. The firm is positioning Village Landing as a destination designed around the everyday needs of Wellington and the surrounding western communities.
“Village Landing reflects the kind of investment that Wellington residents have asked for, a place to shop, dine, gather, and spend time together closer to home,” said Kevin Ryan, Executive Vice President of Related Ross. “Our goal is to create a village center that complements what is already special about Wellington while adding the everyday amenities, restaurants, experiences and connections that are designed to serve the western communities of Palm Beach County. Closing on the land brings us one step closer to bringing that vision to life.”
Rather than concentrating those uses in a traditional shopping center format, Village Landing is being designed around a network of public spaces intended to encourage visitors to move throughout the property. Plans include six interconnected plazas and green spaces, a central village square and a lakefront boardwalk connecting the development’s restaurants, shops and other amenities.
The development will also extend beyond the boundaries of the property, with planned roadway and intersection improvements aimed at supporting access and increased activity along the State Road 7 and Stribling Way corridor.
For Wellington, Village Landing introduces a more pedestrian-oriented model of development to a community largely shaped by suburban residential neighborhoods and commercial corridors. By bringing dining, retail, hospitality, offices and public spaces together in one district, the project could create a new focal point for the western communities.
“Wellington’s future is incredibly bright, and Village Landing represents an exciting next chapter for our community,” said Wellington Mayor Michael J. Napoleone. “This project will bring new dining, shopping and entertainment options to Wellington while creating a gathering place our residents can enjoy. I’m excited to see the vision begin to take shape and look forward to what it will add to our community.”
Related Ross Looks Beyond Downtown West Palm Beach
Village Landing also represents a notable geographic expansion for Related Ross. The firm has played a major role in the transformation of downtown West Palm Beach, where its portfolio includes offices, retail, restaurants and other commercial properties centered around CityPlace.
Related Ross has described Village Landing as its first major South Florida expansion beyond West Palm Beach. That expansion is now taking place on multiple fronts. The firm has also expanded into Boca Raton through its acquisition of the Boca Raton Innovation Campus, or BRiC, the historic technology campus where IBM developed the first personal computer.
Together, those investments give Related Ross a growing presence across three distinct Palm Beach County markets: West Palm Beach, Boca Raton and now Wellington.
The moves come as Palm Beach County continues to attract companies, entrepreneurs, investors and new residents, creating demand not only for office space but also for the restaurants, hospitality, retail and amenities that accompany that growth. Village Landing brings that investment farther west.
The Western Communities' Next Growth Chapter
Wellington and the surrounding western communities have long been known for their residential growth and the region's internationally recognized equestrian industry.
A large-scale dining, retail, hospitality and office destination could create new opportunities for businesses seeking to reach consumers throughout Wellington, Royal Palm Beach, Loxahatchee Groves and other growing communities west of Florida's Turnpike. It could also help capture spending that might otherwise flow east toward established dining and entertainment districts in West Palm Beach, Delray Beach and Boca Raton.
For Related Ross, the project offers an opportunity to apply lessons from its urban developments to a very different Palm Beach County market. Rather than replicating downtown West Palm Beach, Village Landing is being designed around Wellington's suburban character while introducing walkability, public gathering spaces and a greater mix of uses.
What's Next
Related Ross is currently advancing retail and restaurant leasing for Village Landing, with construction expected to begin in fall 2026. Previous reports have pointed to a potential 2028 opening, although the project's ultimate construction and opening timeline will depend on development progress.
The tenants that ultimately sign on could provide another indication of how Related Ross sees the Wellington market, and whether Village Landing develops primarily as a community destination or something capable of drawing visitors from across Palm Beach County. Either way, the land closing marks a significant step for the long-discussed property and another expansion of Related Ross' presence across the county.
As investment continues spreading beyond Palm Beach County's traditional downtown centers, Village Landing could become an important test of what the next generation of growth looks like in the western communities.
